Background Investigation Requirements:
- We provide some wonderful homes in great condition. We are looking for people that want to live in such places but who can also demonstrate they like to live in a clean, healthy environment.
- Proof you have been responsible for the care of a single family home’s maintenance.
- We do quarterly inspections to test AC, smoke detectors and to ensure places are properly maintained. If anything requires repairs, it will be fixed. If the damage was caused by you, you will be billed for the repair and payment is due upon receipt of your invoice. If you have violated your lease in any way, you may be given 7 days to cure the problem but your lease may also be terminated.
- Previous rental history from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbance or illegal activities, no checks returned with insufficient funds, no damage to unit or failure to leave the property clean and without damage at time of lease termination.
- Good rental history and no evictions.
- Current and previous landlords will be contacted and addresses will be confirmed.
Income Requirements:
- Total combined monthly household income is at least three times rent.
- Proof of income is required. Employment will be verified.
Background Investigation Requirements:
- Criminal records must contain no convictions for felonies within the past seven years and no sexual offenses ever.
- In the event a record comes back “adjudication withheld” further documentation may be required and applicant may be denied on this basis.
